Preventing Pests on Your Rental Property

For the most part, pest prevention on your rental property boils down the specific types of pests you’re trying to prevent. With each pest species comes a specific list of factors that contribute to their survival (or lack thereof). That being said, there are also several general preventative measures you can take to keep your rental property pest-free. If you’re worried about your lawn and garden, we recommend scheduling an appointment with a lawn care company in your area to find out just what kinds of pests are common in your region. From there, you can build a prevention plan based on the types of pests you may have to face.

For indoor pests of all shapes and sizes, it’s always a good idea to eliminate potential food sources wherever possible. For tiny pests like dust mites and flies, this means vacuuming and mopping regularly to remove trace amounts of shed human skin, organic residue, and other microscopic food sources. For larger pests such as rodents, you’ll want to be sure to never leave food out overnight, and always store your food items in sealed containers. To guard against pests large and small, you’ll also want to make sure your garbage cans are securely covered. As a landlord, you’ll also want to routinely inspect your property’s exterior for holes, cracks, and other gaps. Finding and fixing these holes will help prevent pests from finding their way into your property.

FAQs

Who is responsible for pest control — the landlord or the tenant?
It depends on the circumstances. If the pest infestation is due to natural circumstances, the landlord is responsible for pest control. (Natural circumstances include things such as a property’s proximity to outdoor pest habitat, damage from storms or other natural disasters, or other factors not controlled or caused by tenants.) If the pest infestation is due to actions taken by the tenant, the tenant is responsible for pest control.
